CHICAGO (July 27, 2022) —M&R Development has begun construction on a 258-unit luxury apartment building named 2929 on Mayfair, just west of Milwaukee, the developer announced today. Located at 2929 N. Mayfair Road in Wauwatosa, Wis., the new community’s first move-ins are expected to take place in August 2023. M&R is co-developing the project with Campbell Capital Group.

“After the resounding success of our first two Wisconsin projects, Elevate in Madison and 42 Hundred on the Lake, just south of Milwaukee, we remain bullish on developing in the Badger State and anticipate 2929 on Mayfair will prove to be another fast-leasing apartment development that meets the needs of today’s renters,” said Anthony Rossi Sr., managing partner of Itasca, Ill.-based M&R Development. “The Wauwatosa area is a thriving major center for commercial, medical, biotech and retail development, and strong future job growth is expected over the next decade, so there is a definite need for new upscale rental housing.

“Our other two Wisconsin luxury rental communities were well-received upon opening during the pandemic in 2021, and we expect Mayfair to similarly check all the boxes for renters,” Rossi said. “This includes work-from-home spaces in both apartments and common areas, as well as a high level of resort-style amenities, such as an outdoor courtyard with pool, cabanas, fire pits and a pickleball court, along with indoor spaces like a superb fitness center, clubroom, lounge and a business center with private meeting rooms. And 2929 on Mayfair’s location just north of the new Mayfair shopping center will be a huge bonus for residents, who will be a short 10-minute walk from upscale shopping, a movie theater and great restaurants.”

A five-story building, 2929 on Mayfair will feature studio, convertible, one-, two- and three-bedroom apartments. All residences will feature kitchens with upgraded countertops, contemporary tile backsplash, modern two-tone cabinetry and stainless steel appliances, including a backless range and French door refrigerator. Baths include frameless cabinetry and tub and shower surrounds with a subway tile design. Homes also will include Ecobee smart thermostats, 9-foot ceilings, lighted ceiling fans in all bedrooms, and full-size washers and dryers. Most apartments will have balconies; select units will include walk-in closets.

The center of the community will be a three-story clubhouse and adjoining courtyard with an outdoor pool with sun shelf and cabanas, outdoor kitchen with grilling stations, pickleball court, fire pits and lounge seating. Inside, the clubhouse will include an entertainment kitchen, a 24-hour coffee bar, a lounge with 85-inch television and plentiful seating, a club room with pool table, a state-of-the-art fitness center with cardio and weights, a fitness studio/yoga room featuring on-demand programs, a business center with private conference rooms and workstations, a pet washing station with grooming table and dryer, and a self-service package room with 24-hour access. The building also will include a three-level parking garage with car wash and electric vehicle charging stations; storage lockers; and a complimentary bike sharing station with personal bike storage and repair station.

Located about a 20-minute drive from downtown Milwaukee, 2929 on Mayfair will be within walking distance of Mayfair shopping center, Wauwatosa West High School and several public parks. Also in proximity are grocery stores including Whole Foods Market and Meijer as well as retail stores such as Dick’s Sporting Goods, T.J. Maxx and Lowe’s Home Improvement along with numerous popular restaurants and coffee shops. A dog park is located a three-minute drive north of the community.

The community will be located directly across from Blue Mound Golf and Country Club, which means residents will enjoy unobstructed and lush, green views from their residences, noted Rossi.

Madison, Wis.-based Stevens Construction is serving as general contractor for 2929 on Mayfair with Midlothian, Va.-based Poole & Poole Architecture as the architect. RMK Management will be handling leasing and property management.

2929 on Mayfair marks the third apartment building to have broken ground in Wisconsin since 2020 by M&R Development. In 2020, the company began construction on 42 Hundred on the Lake, a 236-unit luxury apartment building on Lake Michigan in St. Francis, Wis., an inner-ring suburb located only 5 miles south of downtown Milwaukee. Later that year, M&R broke ground on Elevate, a 270-unit luxury apartment community in Madison, Wis.
